Working with Stacie and her team to sell my home in Castle Pines Village was THE PERFECT fit for me - for a couple of reasons. 1 - My personality is such that I tend to sort of focus more on the big picture/end result and not get into the weeds as it relates to engagements such as real estate transactions. It isn't that I do not see the importance; it is that is do not have the patience or vision to truly appreciate where most buyers are coming from. I am in no way an expert here. I doubt that there are many sellers who are experts as well, though something tells me that that may be lost on a lot of people once they decide to sell their home. Stacie most definitely understands the buyer dynamic and how that dynamic is modified by the local market at the moment you want to sell. We are literally talking about a moving target where market factors move week to week. She recommended many things that I would never have thought of, based on my situation. I followed (or approved) all of her directions in order to present my home as best as possible (i.e., staging, rearranging, marketing materials, etc.). 2 - My house/landscaping is a rather "unique" offering in the neighborhood. On the upside, it is nearly an acre of which 90% was fully landscaped AND the back yard included a pool/pool house. In addition, it has a two bedroom guesthouse. Some buyers may think that is great; MOST buyers are NOT looking for those specs. So, I was prepared for a potentially long listing period as a result of being a fish out of water to a degree, even though we priced it as accurately as we could based on the lack of realistic comps to back it up. Bottom line: under contract at full price after 6 days on the market. That speaks for itself and THAT was the result I wanted - ultimately closing in a timely fashion. I would like to think that that is what every seller wants. Without a doubt, it happened by following Stacie's and her team member's advice and watching them work their collective magic. I could not be happier. Definitely consider Stacie when you are looking to sell. I am sure she is fabulous on the buyer side as well. Just relating my experience as a seller. I could not be more pleased.
